Brookfield Residential founded the southeast Calgary community of Auburn Bay in 2005. With a population of nearly 18,000, this lake community south of the Stoney Trail is almost complete and offers few options to build a new home.

The last multi-family project under construction in Auburn Bay is the Brookfield Multi-Family Division regatta, which consists of three apartment-style buildings and nine townhouses.

Rachel Curle and Mark Kupis each bought condominiums in the regatta and took ownership of their respective homes in late 2020. It was a first home for Curle, a licensed practical nurse, and an investment property for Kupis, a sales representative.

The regatta has many attractive selling points, but its location was most important to both buyers.

“I love living in this area,” says Curle, who moved to Auburn Bay from Martindale’s childhood home and works in Whitehorn. “My church is right up the street and my friends all live down here. I take the Stoney Trail to McKnight for work and it takes about 20-25 minutes. “

Kupis lives in mahogany nearby and had been looking for an investment opportunity for a year before buying it. He had decided against buying and renovating a resale property and believed that building a new one could one day bring better returns. Buying a new apartment close to home was ideal.

“I was looking for location, price and quality,” says Kupis. “As a first-time investor, buying a home as an investment was a whole different story. You’re putting all of that money in a place that someone else may not care as much as you are. The visibility, responsiveness, and knowledge of Brookfield sales reps helped. “

Prior to the purchase, Curle had casually considered other locations in the southeast. The regatta became the first serious contender after visiting a friend who bought a town house there.

“I thought, wow, I want one of these,” she says.

The day after her friend’s visit, she left bail for a unit, but found that a townhouse was really going to be too big. So she decided on a more manageable apartment with two bedrooms and two bathrooms.

“I had the deposit in an RSP. It came together up to 10 days in a week, ”says Curle.

The condos are as well known and 20 of the regatta’s 59 townhouses, including the model home, have yet to be sold. The townhouses are 1,200 to 1,417 square feet and cost only $ 300,000. There are four plans – the Carmine, the Sienna, the Indigo, and the Crimson. Three of these plans are two story models with a basement and garage on the lower level. The largest is a walk-out model.

Community manager Suzanne Hylton says buyers love the townhouses’ open floor plans.

“We offer your typical plan with three bedrooms, 2.5 bathrooms or a dual master with 2.5 bathrooms. The dual master works for a first-time buyer, maybe with a roommate, ”she says.

Carpet, laminate, and tile are standard, and all interior fittings can be found in the Regatta sales center – a “one-stop shop,” says Hylton.

Regatta residents in Auburn Bay have full maritime privileges and the benefit of having a new home in an established area with transit service and schools.

“I don’t just sell here, I live here,” says Hylton. “We have 17 different lots, three ponds, parks and paths. There are lots of young families – lots of good people in this neighborhood. “

The regatta exhibition house can be visited by appointment or visitors can scan an outdoor QR code, complete a health questionnaire, and be admitted if safety and distance allow.
